Real Estate Tech Geek Warning: Cluster and Patio Homes have a bit of confusion of what they are and there is considerable amount of overlap in this category with Condos and Townhomes as well. Many condos will “look like” a townhome, say two story, sitting next to another unit, but it has to do in how the construction was planned and platted with the County. Technically speaking, a townhome, cluster or patio home is platted as “Lot and Block” and you own the land under your home and share the common areas. With a condominium or loft, you own the space from the “middle” of the outer walls and everything inside that space defined by the walls and share the common areas. Then you get to Cluster and Patio Homes, and there can be a blurring of the lines between them! In listing a home, the listing agent and seller usually make the decision as to whether a property is listed as a condo/loft/townhome, a cluster/patio/ home or a detached single family residence. A patio or cluster home is free standing or detached. The question becomes: how detached? Usually patio or cluster home has a small strip of land around it.
